Kharadi 2026 buyers guide
A practical checklist for buying in Kharadi and Upper Kharadi — RERA verification, price benchmarks, and site-visit questions RealtyRoof advisors use with clients every week.
Why Kharadi stays on shortlists
Kharadi sits on the eastern IT belt, with World Trade Center, EON, and Magarpatta within a short drive. Buyers usually compare it with Viman Nagar, Mundhwa, and Hadapsar for commute versus ticket size. Upper Kharadi (towards the bypass) is where most new launches sit; central Kharadi has more ready and resale inventory.
Browse live inventory on flats in Kharadi and RealtyRoof Market. Asking prices move with carpet area, floor, and possession — treat any published band as a starting point, then verify against the latest registered rate for that society.
What to check before you book
- RERA. Confirm the MahaRERA number on the official portal, not only the brochure. Match the promoter name and registered project address.
- Carpet vs saleable. Compare quotes on RERA carpet. Two “2 BHKs” in the same corridor can differ by 80–150 sq ft of usable area.
- Possession and OC. For under-construction, note the registered completion date and what happens if it slips. For ready stock, ask for OC / CC and society formation status.
- All-in cost. Stamp duty, registration, GST (where applicable), parking, floor rise, and club membership often add 8–12% beyond the quoted rate.
- Title and encumbrance. For resale, run a title search and 7/12 or equivalent. Legal and loan support covers this if you do not want to assemble the file yourself.
Site-visit questions that save money
Walk the same flat at two times of day if you can. Ask which towers face the bypass or the river, where DG backup actually covers, and whether visitor parking is already oversubscribed. Photograph the view and the parking allotment — those two items cause most post-booking disputes we see.
If you are comparing two projects, write down carpet, quoted rate, extra charges, and possession in one table before the second meeting. Brochures are not comparable until those four numbers sit side by side.
NRI and remote buying
Most Gulf and Singapore buyers we work with use a specific power of attorney, video walkthroughs, and a local coordinator for registration. First-sale agreements can now complete online in Maharashtra; resale deeds still need a Sub-Registrar visit. See e-registration for developers if you are booking a new launch.
